NAKSHI HOMES LTD. is the exclusive developer and builder for planning, Implementing and allotment of all facilities of the project as a modern and luxurious/Commercial apartment complex, consisting of self-contained apartments, reserved car parking, other features etc details.
APPLICATION : Application for allotment of apartments should be made on the prescribed application form duly signed by the applicant along with the earnest money and other necessary documents, On application Nakshi Homes Ltd. will issue a consent letter with specific terms and conditions to the applicants. The applicant shall than start making payments as per the schedule of payments on basis of agreement. Applicants willing to pay one time payment or pay up the whole amount will be given preference.
PAYMENT : The purchaser will make the payment as per payment schedule. All payment should be made by A/C payee Cheque or Bank draft or pay order in favour of Nakshi Homes Ltd.. Payments from overseas in US Dollars will be calculated as per the prevailing official conversion rate to Bangladeshi taka on the date of payment.
DELAY PAYMENT : The allottee undertakes to pay delay charges at the rate of 5% per 30 Days on the amount of payment delayed the due date. If the payment is delayed for 60 days, the company shall have the right to cancel the allotment without any notice to the allottee. In such case buyers deposited amount will be refunded after the sale of the same apartment to a new buyer. In such an event the amount paid by the allottee will be refunded after deducting the earnest money for incidental expenses.
NAKSHI HOMES LTD. RIGHT : The company reserves the right to make changes in both architectural and structural design of the project. Limited changes can be made in specifications for overall interest of the project with the consent of project architect. The company has the right to accept or reject any application for allotment.
DOCUMENTATION COST : The purchaser will pay stamp duties, registration fees, taxes Legal and Govt. VAT and other miscellaneous expenses likely to be incurred in connection with the registration of sell deed.
UTILITY COST : Connection charges/expenses relating to gas, water sewerage generator and electric connection etc, are not included with the price of apartments.
POSSESSIONS : The possessions of the apartment will be handed over to the purchaser after completion of the apartment and after full payment of all installments & charges. Until & unless the dues are not paid, possessions of the apartment will be hold by the company.
OWNERS ASSOCIATION : The purchaser must undertake to become a member of owner’s association, which will be formed by the owners of the apartment with the view of maintaining the general affairs of the common interest. For reserve fund each apartment owner must initially deposit Tk. 25,000.00 (Twenty Five Thousand) to the company.
